Hotel & Resort Landscaping (India)
Hotel landscapes must satisfy guest safety, operational noise limits, and soft-opening deadlines. Four Leaf executes arrival courts, courtyards, pool decks, back-of-house buffers, and rooftop F&B terraces across India with BOQ discipline and FM-ready handover. Our delivered roster includes Taj, Hyatt, Hilton-family, Radisson, ITC Fortune, Country Inn, and Ramada-class properties in multiple cities.
Who commissions hotel landscape
Owners, asset managers, and project directors procure landscape alongside architecture and MEP. Operations teams influence species selection near pools and dining vents for safety and maintenance. Procurement typically runs through EPC packages or nominated subcontracts. We attend pre-bid walks with engineering and align on civil interfaces before pricing. Scale ranges from focused arrival and courtyard zones at institutional minimums to full resort exteriors.
Typical scope: hardscape, softscape, water
Arrival courts combine paving, planting, and lighting; water features where the brand permits. Courtyards need shade trees and hydrozoning for irrigation efficiency. Pool decks require slip-resistant stone, proper jointing, drainage falls, and planting setbacks per pool consultant specs. Back-of-house areas need durable load-bearing surfacing and screening planting. Rooftop terraces need wind-tolerant species and podium waterproofing coordination.
Safety, codes, and brand technical review
NBC egress, fire escape paths, and pool barriers intersect with landscape layout. Wet-area slip certifications matter for pool surrounds. Podium waterproofing interfaces — upstands, drainage outlets, and membrane terminations — are critical; we document hold points and coordinate with waterproofing contractors. Brand technical services may review shop drawings for flag properties; we supply submittals and mock-ups as required.
Phasing around occupancy
Renovation projects phase by wings with agreed curfews to avoid disturbing guests. Greenfield work tracks tower handover and pool completion dates. Soft-opening snagging covers night irrigation timing, lighting voids, and planting gaps. Monsoon affects turf and planting windows; we programme accordingly and avoid critical finishes during peak rain where possible.
AMC and engineering handover
Year-one establishment is heavier than steady-state AMC: irrigation tuning, replacement planting, and stone resealing. We hand over controllers, valve charts, water-feature chemistry schedules, and reseal cycles to engineering. Night-party and event manual overrides are trained. Multi-year AMC with CPI escalation is common for ongoing maintenance.
Tender BOQ checklist
Zone-wise BOQ — arrival, courtyard, pool, BOH, roof — keeps tenders comparable. Include mock-up panels where the contract requires. Provisional sums only for genuine discovery items. Phasing milestones and twelve-month DLP are typical. As-builts and training days should be explicit. Exclusions (e.g. pool shell, MEP) must be stated so comparisons stay honest.
Failure modes to avoid
Arrival ponding from inadequate falls, chlorine-stained stone from splash, shallow podium pits that hold water, monsoon over-irrigation, and wrong paver class at service docks all cause visible failure. We survey early, flag civil and drainage gaps, and specify materials and depths to avoid these outcomes.
Architect and interior coordination
Threshold joints with interior stone and FF&E versus planter positions need early alignment. Lighting CCT should match interior schemes where visible from inside. We attend design and construction workshops as the landscape build partner and log substitutions with equivalency notes for audit trail.
Pan-India execution
We are headquartered in Delhi NCR and mobilise teams nationally. Stone availability and monsoon windows vary by state; we specify species honest to local climate. Delivered hotel work spans Delhi NCR, Jaipur, Goa, and other cities. For city-specific scope and timelines, request a site assessment.
How to engage
Share concept or working drawings, phasing intent, and target handover date. We can schedule a site visit to align on scope, access, and civil interfaces. For craft depth on hardscape, softscape, irrigation, or pools, see our service pages. To discuss scope and programme, request a site assessment.

FAQs
- Do you work with international hotel operators?
- Yes. We are familiar with brand technical review cycles and submittal requirements for flag properties. Our delivered roster includes Taj, Hyatt, Hilton-family, Radisson, and similar operators.
- Can you work in occupied hotels?
- Yes. Phased works with protection and agreed working hours are standard. We price phasing and access constraints in the tender so there are no surprises.
- What is typical defect liability for landscape?
- Twelve months for landscape workmanship is common. Irrigation and planting establishment may have specific DLP clauses; we align with the main contract.
- Do you offer AMC after build?
- Yes. We scale from year-one establishment support to full ongoing AMC. Multi-year contracts with CPI escalation are available.
- Do you use STP water for irrigation?
- How fast can you mobilise?
- Depends on scale and location. We discuss programme and lead times during the site assessment.
- Do you coordinate with infinity pool or water-feature specialists?
- Yes. Pool deck levels, coping, and drainage are coordinated with the pool shell specialist. We handle landscape and hardscape up to the pool edge; mechanical and structural remain with the pool contractor.
- What about imported stone lead times?
- Imported stone typically runs twelve to sixteen weeks. We flag this in programme and suggest alternatives or provisional sums if the schedule is tight.
